HOW MANY APARTMENTS TO CHOOSE FROM?

There are a total of Twenty-Nine (29) Apartments, available for rent through Villa Tropical, Inc. The apartments are located in Eight (8) exclusive, private-family-owned properties, both oceanfront and one street back from the ocean, on Shacks Beach, in Bajuras, Isabela. The eighteen (18) oceanfront apartment units are ON SHACKS BEACH, a stone's throw from the water, literally. Some front to the surf break and others to the Blue Hole Coral Reef. There are eleven (11) non-oceanfront and ocean-view units. There are apartments with lavish tropical gardens, large gated yards and private pools, and heavenly views of the Atlantic Ocean. We've got some great honeymoon unit choices; the big and grand; and the small, economical studio's with no view but full privileges to oceanfront deck/barbecue.

The Apartments are ALL DIFFERENT; of varying size, age, stage, location, view, amenity, and grander. Each unit has unique attributes, ranging from modern facilities and amenities to towering high panoramic coastal views and eclectic décor. There are studios, one bedrooms, two bedrooms and three bedroom units. Every single apartment is someone's absolute favorite. So, how do you pick?

It is best to START your exploration of the Rental Apartments by clicking on our interactive MAP. Notice the location of the buildings managed by Villa Tropical, and the location of VT Main: this is where the office, store and beach rentals are located. Take note of the emblem of the swimming person. This is exactly where you will want to go to swim in the ocean. It is also the launching point for most water sports. The Interactive Map shows the location of each of the Villa's and how many apartment units they hold; and each apartment unit's maximum occupancy. Get an idea of what you like, when you would like to come, and then TALK TO US and see what is actually available for when you hope to be able to get the opportunity to come. Do keep in mind that there are regular visitors who have reserved the same units for the past two decades and are coming annually for at least another two decades. We understand the travel coordination process. Sometimes it takes some juggling. Get some ideas and tell us about your plans. Rent the unit you like because of the view or its size or a special amenity, but remember that your total number of guests must not be over the unit's maximum occupancy. Visit more than once and a plentitude of views, surges of adrenalin, and deep breaths of relaxation will fill your memory.

WHERE ARE THE APARTMENTS?

From an Aerial Perspective of the Bajuras beach district, in the NW corner of Puerto Rico, on the border of Isabela and Aguadilla; the Properties list from east to west: Villa Bajandas (B), Villa Tropical (VT Main), and Villa Rivero (R), are the only properties that front to the "Blue Hole," a picturesque Coral Reef and Protected Swimming Area. West of the Rivero building is Villa Filisha (F), and Villa Quinones (Q), which are just slightly around the point just left/west of the Blue Hole, where there is a challenging surf break. The non-oceanfront properties - Ocean Blue (OB), Villa Viento (VV) and Villa Alegre (VA) are one street back from the beach…across the street from the Filisha (F) and Rivero (R) properties. OB3's rooftop deck enjoys views of not only the ocean, but the Bajuras' mansion skyline (original beach shacks no longer). WHAT IS IN THE APARTMENTS?

Each unit is unique and the special amenities are detailed in the description of every individual unit. These are condo/apartment/houses - fully equipped 'homes' / properties. In each apartment there is a FULL kitchen, with stove, refrigerator, microwave, blender, coffeemaker, pots, pans, dishes, and utensils. Sheets, blankets, pillows and inside towels are also provided. We request that you guard them carefully for indoor use only and launder with the environment in mind. Please do bring your own beach towels or buy a Villa Tropical souvenir towel when you get here. We have hairdryers, irons, and other extra's to lend, and more for sale in the VT Store; but for comfort, we recommend you bring your own personal necessities, and move in for your stay. We even start you off with dish soap, toilet paper, a paper towel roll and other tools for tidying up. Additional supplies, conveniences, souvenirs and treats are available for sale at the Villa Tropical Store.

WHAT ELSE IS INCLUDED?

There is No Extra Charge for Satellite TV; or Wireless Internet. BBQ's are provided for your use and care, and the tank refills are FREE. All units have A/C and ceiling fans. There is one Assigned Parking space for each unit (Two parking spaces for three bedroom units). Additional Parking Passes may be purchased from the Office (if we have any open spaces to offer). There are coin-operated laundry facilities onsite and some of the units have en-suite laundry. Ask at the office about temporary storage for sports gear. A FREE Weekly Cleaning is provided for all stays of 14 days and longer. Additional cleaning services are available for a nominal fee. There are no telephones in the units. WHAT IS THE COST?

Villa Tropical is Industry Recognized as one of the Best Bargains in the Caribbean. We are an excellent value, based on our reasonable nightly rates, the inclusiveness of amenities, exceptional guest services, and remarkable Oceanside/Beach location.

COST = ( ( Apartment Rate X Number of Nights ) X 4 % Guest Services Fee ) X 9% Government Tax

There are no hidden charges beyond what we've stipulated here. There are a lot of things included in the rate upfront, which sometimes pops up as an extra charge elsewhere…but our rate includes electricity, water, A/C, wireless internet, satellite television, one car parking, use of beach chairs, barbecue refills and the friendliest handyman services and concierge or recommendations services you'll find anywhere. The Apartment Rate is based on the total number of People in your group up to the allowable maximum permitted to stay in the unit. You pay — the room rate ( R ) multiplied by the number of nights ( N ) you stay in the unit (in full or in part) + 4% Guest Services Fee and overall 9% Government required Room Tax.

The added value achieved by choosing to stay with Villa Tropical comes from you fully moving in and living like you are at home. Stop at Costco, or the ECONO, or the Villa Tropical Gift Shop & Convenience Store (in the General Managers Office) to fill your fridge; then barbecue at home and eat on your deck. We provide all the inside necessities from pots and pans, to linens and towels. We start you off with soap and toilet paper, a paper towel roll and dish detergent; clean sheets and towels, and then maintain a supply of everything else we can think of that you might need – now available from the VT Gift Shop & Convenience Store - from tin foil to seasoning; diapers to sunblock; shampoo to orange juice; soft drinks, spirits, beer and wine and all sorts of munchies. And don't pack your mask and snorkel – you can rent it here with fins for only $10 for the length of your stay. Tremendous value!

The Affordable Luxury achieved by choosing to stay with Villa Tropical can also come from booking regular cleaning services, hiring a personal chef; massages on your deck, surf or scuba lessons/tours, a horseback ride, and fabulous neighborhood cuisine.

Explore the different properties/'Villas' and the many unique apartment units, and then talk to us about your group dynamics. Tell us what is more important to you – the view of the blue hole, having ground floor or top floor access, having a pool, or having the most private deck… or most shade…or. The pictures and descriptions are accurate, and if you can tell us more about your needs and desires, we will do our best to help you choose the optimum location available during the targeted time of your stay. If you are travelling as 2 or more family units, then pick a property where you can all be together but have your own individual units or seek out our biggest individual unit….the options are limitless. Over time, as you visit us regularly, one of the apartments will become your favorite. It just happens.

TIPS / GUIDELINES / POLICIES

We are a small, family-owned and operated business, so we must try to fill our reservations calendar judiciously. We DO NOT USE THIRD PARTY search engines, thus WE BOOK DIRECT ONLY. We also WANT to give as many NEW GUESTS who are trying to visit Villa Tropical, the opportunity to do so. Thus we use the first come first serve general policy and adhere to the following reservation guidelines:

There is a minimum requirement for an advance reservation booking during holiday or high season dates. Minimum seven-day reservations are preferred when booked a year in advance. A minimum of two weeks is preferred from mid-December through the first week of January. We welcome last minute walk-ins for any length of stay. A stay of less than two nights will incur an additional cleaning fee between $15 and $40, depending on the size of the unit.

Cancellation Policy: More than 4 weeks notice, full refund of Deposit less a 2.5% processing fee; Less than 4 weeks notice and the unit is rented to another guest for the duration of your original booking, full refund of Deposit less 2.5% processing fee; More than 1 weeks notice and the unit is rented for a portion of the timeframe, prorated refund of Deposit. Less than 1 weeks notice, no refund of deposit. If you depart early – you will be charged for the full reservation.

OCCUPANCY - Rental Rates are based on the standard occupancy level with an extra $20/night/person added up to the allowable maximum. Children under 2 years of age are exempt but please advise if your party has any additional babies in the group so we can best recommend optimum accommodations. Only Registered Guests are allowed on property grounds. Please register all visitors at the General Managers Office and have your guests pay for a Visitors Parking Pass for the day (only available when we have space). NO PARTIES PLEASE. This is a quiet neighborhood and we politely request all adhere to a quiet time that starts at 10pm until 7am daily.

Please note, for example, if you book a two - bedroom apartment with 4 person maximum occupancy but arrive with more people (including children) than the confirmed 4, we may not be able to accommodate you. If we can get you in a larger unit or multiple units, we will, if we cannot, we must sadly turn you away, and we will not return this deposit. Thank you for your respect and understanding. Please disclose to reservations, the total number of guests sleeping in the apartment and any visitors anticipated. Visitor parking passes are available at the Office.

There is NO SMOKING inside the apartments. No pets are allowed on property grounds or inside the apartments. All Villa Tropical guests/tenants are bound by the terms of the Tenants Contract. Please Print and Read in English and Spanish.

Discounts apply for approved Corporate Partners, Government and Active Military Personnel. Discounts also apply for our Regular Tenants – members of the Villa Tropical First Mates Club. Check in Time is 3pm and Check Out Time is Noon. Please note that if your plane lands at 2am and you want to go straight to bed, you will need to confirm arrival for the previous days date.
