HOW TO CHOOSE AN APARTMENT?

There is a total of Eighteen (18) apartments available for rent through Villa Tropical, Inc. The apartments are located in five exclusive, private-family-owned properties, both oceanfront and one street back from the ocean, on Shacks Beach, Bo Bajuras, Isabela, Puerto Rico. 

The twelve (12) oceanfront apartment units are on Shacks Beach, a stone's throw from the water, literally. All are at the point break and some front over the Blue Hole Coral Reef. There are also six (6) non-oceanfront and ocean-view units. There are apartments with lavish tropical gardens, large gated yards, and two with a semi-private pool. Some are older and some newer. Some have heavenly views of the countryside and panoramic vistas of the Atlantic Ocean. There are choice elopement and honeymoon unit options too. Need a desk, prefer ground floor, want a tub, like the shade or prefer to have full sun? Want a gated yard or a pool? The Apartments are different; of varying size, age, stage, location, view, amenity, and grander. Each unit has unique attributes, ranging from modern facilities and amenities to towering high panoramic coastal views and eclectic décor to jaw dropping lux. There are studios, one-bedroom, two-bedroom, and three-bedroom units. Every single apartment is someone's absolute favorite. So, how do you pick?

1. It is best to START your exploration of the Rental Apartments by viewing our MAP. Notice the location of the properties managed by Villa Tropical Inc., and the location of the Villa Tropical Hotel: this is where the office, gift store, and beach rentals are located. Take note of the emblem of the swimming symbol. This is exactly where you will want to go to swim in the ocean, safest sandiest protected spot. It is also the launching point for most water sports. The Map shows the location of each of the apartment units represented for rent by Villa Tropical.
2. Click and explore the 5 property compounds (click the vertical bar on the right of your screen). EACH individual apartment option is described. There are detailed descriptions, real pictures, and the price of each apartment located here. Make sure you scroll all the way to the bottom.

WHERE ARE THE APARTMENTS?

From an aerial perspective we are located on Playa Shacks / Bajuras beach district on the edge of the Atlantic Ocean, in the NW corner of Puerto Rico, on the border of Isabela and Aguadilla.

The oceanfront properties with apartments available for rent, listed from east to west are as follows: Villa Bajandas (B1 & B2 are two, 2-bedroom units), Playa Linda (PL1 & PL2 are a 2-bedroom and 3-bedroom unit), and then centrally located is the Villa Tropical Hotel (4 oceanfront and 2 non-oceanfront units). All front directly onto Shacks Beach at the point break overlooking the "Blue Hole" which is a picturesque coral reef and naturally protected swimming area. Furthest west is the coveted Jungle's Oceanfront Paradise compound with 4 ocean fronting units (O1/O2/O3/O4) and 2 non-oceanfront garden apartments (O5 & O6). Casa Soledad is the non-oceanfront property, directly across from the main Villa Tropical Hotel. It has two - 2-bedroom units (CS1 & CS2) and a semi-private pool.

WHAT IS IN THE APARTMENTS?

Each property, each house and apartment unit are unique, and the special amenities are detailed in the description of every individual apartment. These are condo/apartment/houses – fully equipped 'homes' / properties. In each apartment there is a Bathroom with either a shower or tub and a Full Kitchen, with stove, refrigerator, microwave, blender, coffeemaker, toaster, pots, pans, dishes, and utensils. Furniture, TV, BBQ, and many extra’s unique to the owners chosen decor. Sheets, blankets, pillows and inside towels are also provided. We request that you guard them carefully for indoor use only and launder with the environment in mind. Please do bring your own beach towels or buy a Villa Tropical souvenir towel when you get here. We have hairdryers, irons, and other extra's to lend, and more for sale in the VT Store; but for comfort, we recommend you bring your own personal necessities and move in for your stay. We even start you off with dish soap, toilet paper, a paper towel roll and other tools for tidying up. Additional supplies, conveniences, souvenirs and treats are available for sale at the Villa Tropical Store.

WHAT ELSE IS INCLUDED?

There is no extra charge for satellite TV; and Wi-Fi is also free. All units have generators. BBQs are provided for your use and care, and the tank refills are free. All units have A/C and ceiling fans. There is one free assigned parking space for each unit. Additional parking passes may be purchased from the office (if we have any open spaces to offer). There are coin-operated laundry facilities on-site at the Villa Tropical Hotel and good local laundry service providers. Setting up regular (weekly) and additional cleaning services is available for a small fee. See Reservation office for rates. Wireless cell services are excellent to nil, depending on your carrier. There are no hidden charges beyond what we've stipulated here. There are a lot of things included in the rate upfront, which sometimes pops up as an extra charge elsewhere…but our rate includes electricity, water, A/C, wireless internet, satellite television, one car parking, use of beach chairs, barbecue refills and the friendliest handyman and concierge services you’ll encounter. The Apartment Rate is based on the total number of People in your group up to the allowable maximum permitted to stay in the unit. You pay — the room rate ( R ) multiplied by the number of nights ( N ) you stay in the unit (in full or in part) + 4% Guest Services Fee and overall 9% Government required Room Tax.

DISCOUNTS - apply for approved Corporate Partners, Government and Active Military Personnel. Discounts also apply for our Regular Tenants – members of the Villa Tropical First Mates Club. The added value achieved by choosing to stay with Villa Tropical comes from you fully moving in and living like you are at home. Stop at Costco, SAMS, or the ECONO grocery store, or the Villa Tropical Gift Shop & Convenience Store (in the back of the General Managers Office in the main Villa Tropical Hotel) to fill your fridge; then barbecue at home and eat on your deck. We provide all the inside necessities from pots and pans to linens and towels. We start you off with soap and toilet paper, a paper towel roll and dish detergent; clean sheets and towels, and then maintain a supply of everything else we can think of that you might need – now available from the VT Gift Shop & Convenience Store - from tin foil to seasoning; sunblock, shampoo, soft drinks, spirits, beer and wine and all sorts of munchies. And don't pack your mask, snorkel and fins – you can rent it here for only $20 plus tax for the length of your stay. Tremendous value!

The affordable luxury achieved by choosing to stay with Villa Tropical can also come from booking regular cleaning services, hiring a personal chef; massages on your deck, surf or scuba lessons/tours, a horseback ride, and fabulous neighbourhood cuisine.

Explore the different properties and their unique apartment units, and then talk to us about your group dynamics and dates. Tell us what is more important to you – the view of the blue hole, having ground floor or top floor access, having a pool, or having the most private deck… or most shade…or ?. The pictures and descriptions are accurate, and if you can tell us more about your needs and desires, we will do our best to help you choose the optimum location available during the targeted time of your stay. If you are traveling as 2 or more family units, then pick a property where you can all be together but have your own individual units or seek out our biggest individual unit…. the options are limitless. Over time, as you visit us regularly, one of the apartments will become your favourite. It just happens but we still say try them all.

TIPS / GUIDELINES / POLICIES

We are a small, family-owned and operated business, so we must try to fill our reservations calendar judiciously. We book direct always. We do advertise with Airbnb for some units (just look up "Villa Tropical" in Isabela, PR) .... however, they will add additional fees so, save by booking direct. We also want to give as many new guests as possible who wish to visit Villa Tropical, the opportunity to do so. Thus, we use the first come first serve general policy and adhere to the following guidelines.

RESERVATION GUIDELINES - There is a minimum requirement for an advance reservation booking during holiday or high season dates. Minimum seven-day reservations are preferred when booked a year in advance. A minimum of two weeks is preferred from mid-December through the first week of January. We welcome last minute walk-ins for any length of stay. A stay of less than two nights will incur an additional cleaning fee, depending on the size of the unit.

DEPOSITs are required to be received in full in order to confirm a reservation: $300 for studio and one-bedroom units; $500 for two-bedroom units, and $700 for three-bedroom units.

Cancellation Policy: More than 4 weeks notice, full refund of Deposit less a 3.5% processing fee; Less than 4 weeks notice, and the unit is rented to another guest for the complete duration of your original booking, full refund of Deposit less 3.5% processing fee. Less than 1 week’s notice, no refund of deposit. If you depart early – you will be charged for the full reservation.

OCCUPANCY - Rental Rates are based on the standard occupancy level with an extra $20/night/person added up to the allowable maximum. Children under 2 years of age are exempt but please advise if your party has any additional babies in the group so we can best recommend optimum accommodations. Only Registered Guests are allowed on property grounds. Please register all visitors at the General Managers Office and have your guests pay for a Visitors Parking Pass for the day (only available when we have space). NO PARTIES PLEASE. This is a quiet neighborhood and we politely request all adhere to a quiet time that starts at 10pm until 8am daily.

Please note, for example, if you book a two-bedroom apartment with 4-person maximum occupancy but arrive with more people (including children) than the confirmed 4, we may not be able to accommodate you. If we can get you in a larger unit or multiple units, we will, if we cannot, we must sadly turn you away, and we will not return this deposit. Thank you for your respect and understanding. Please disclose to reservations, the total number of guests sleeping in the apartment and any visitors anticipated. There is no on-site parking for visitors).

NO SMOKING inside the apartments. 

No pets are allowed on property grounds, decks or patios, or inside the apartments.

RENTAL AGREEMENT - Villa Tropical guests/tenants are bound by the terms of the Tenants Contract. Please Print and Read in English. 

HEALTH & SAFETY - Villa Topical’s Owners, staff and contractors adhere to all health, safety and security ordinances and rules and regulations as dictated by the Governor of Puerto Rico. We care about our team, neighbors, and our community and require all our guests to comply equally.

Check in Time is 3pm and Check Out Time is 11am. Please note that if your plane lands at 2am and you want to go straight to bed, you will need to confirm arrival for the previous day’s date.
